  • Is Rent-to-Rent Serviced Accommodation legal?
    Yes, Rent to Rent Serviced accommodation is legal providing that you use a management agreement or a company/corporate let agreement. You cannot do an AST agreement to another AST agreement as this is illegal under subletting. As one of our clients, we can provide contracts for you. In addition, we need to make sure that the leasehold, the lender, the management and the landlord all allow short term rentals and commercial tenancies.
  • What’s the biggest risk?
    The biggest risk is that we don’t generate any revenue from the property. However, this is highly unlikely as all our properties break even at 50% occupancy which is low in any area. In addition, we can reduce the nightly rate significantly and get 100% occupancy to cover rent, bills and overheads. This is the absolute worst case scenario and something we have not had to do to date.
  • Where can I add my FAQs?
    FAQs can be added to any page on your site or to your Wix mobile app, giving access to members on the go.
  • What is your target market?
    Our target market is predominantly contractors as this provides us with consistent cash flow all year round. Depending on the area we may target working professionals attending conferences etc. and we also target leisure and tourism for higher weekend rates and special events such as football, concerts and boat shows. This allows us to reduce your risk and maximise your reward.
  • How much does it cost to start?
    You will require a minimum of £5000 and a maximum of £12000 to acquire one of our property opportunities. This is broken down into: Sourcing fee: £3000 (our fee for finding, securing and supporting you through the process) Agent fee: £500 (Company let application fee. This is sometimes not required) Management set up fee: up to £2000. (this can range from £500-2000 for staging the property and onboarding on the systems. Furniture: Up to £6000 but can be financed. (we can arrange finance which means the furniture costs can be spread over 36 months) Rent and deposit: ranges depending on the property size and location.
  • How long till I get my investment back?
    We anticipate that all our investment opportunities will have a maximum payback period of 12 months and then profit for 24 months there on. This can be significantly less in some instances. *DISCLAIMER: we cannot guarantee the performance of your investment and investors must realise that any investment can go up or down in value*
  • Will I pass referencing?
    In order to pass referencing you need to have an annual salary that is equal to or exceeds 36 months’ worth of rental payments. E.g. if the rent was £1000 a month then you would need to exceed £36,000 a year as your annual salary. (36 x £1000) Alternatively, some referencing companies may run a credit check instead of proof of income. In the event you fail referencing, you can pay 3, 6, or 12 months rent upfront.
  • How do I secure a property?
    In order to secure a property, you are required to pay a holding fee to the agent or landlord. This is to make sure nobody else can make an application on the property. The holding fee is typically 1 weeks rent and is deducted from the first month's rent when you start paying. The rent and deposit is then paid the day before the contract starts.
  • What does the furniture look like and how much does it cost?
    Furniture completely varies depending on the size of the property. However, as a rule of thumb we use the following: - 1-bedroom property - £3000-£4000 - 2-bedroom property - £4000-5000 - 3-bedroom - £4750 - £5750 - 4-bedroom property £5250 - £6250
  • How does the process work?
    1. We first work with you to understand your goals, ambitions and aspirations. 2,We then agree on a criteria to commit to. We won’t commit to it if we don’t think we can deliver as we don’t want to waste anybody’s time. 3. We then take a £500 commitment fee upfront and start sourcing the deals for you. Once a deal is found, we check with the management company that our numbers stack up and present to you. 4. You then review and can speak to the management partner if required. We then secure the property and go through referencing. Contracts are then signed and a day before the contract start date you will transfer the rent and deposit. The remainder of our fee is due when the contract is signed.
  • How long does it take to find and secure a unit?
    Depending on your criteria and your budget, it can take 3 days up to a maximum of 3 months. We take pride in the deals we present and therefore we won’t chuck any deals at you just for the sake of showing you a deal that doesn’t work. The process of securing a property usually takes 1-3 weeks which includes holding fee, referencing, contracts, and key collection.
